When a long-term tenant vacated 1150 Iron Point, a single-story office building amidst a five building suburban campus in mid-2023, we took the opportunity to pause and strategically redefine the right-fit formula for blending amenitization and workplace alongside long-term client and owner, Keppel Pacific Oak US REIT.
We began with a Discovery conversation to determine who we wanted to become and for whom. We surveyed local teams and researched the market for both competitive and aspirational brands to help us highlight our differentiators and position ourselves a step above.
Driving goals were an increased amenity footprint and further establishing spaces to explore and inspire a diversified hybrid workforce across Iron Point’s five building campus, in addition to bespoke, in-building spec suites catering to teams from 10 - 25.
Open space is met with enlivened nooks for recharging.
The driving vision was ‘California Cool Meets Mainstay Office’, informing a restrained material palette punctuated by unexpected blues through art, wallcovering and user experience details to spark conversation and evoke crave-able reason to return.
Diverse meeting spaces promote active and flexible use while the integration of quiet zones set back from active areas and expanding wellness amenities (fitness and convenience), deliver respite for solo users and 1x1 conversation.
Balanced neutrals deliver playful warmth with special attention given to acoustics in every space to evoke calm energy and sound control, despite campus-wide foot traffic.
An expanded grab and go market caters to daily conveniences and provides a blank canvas for tenant-hosted events shared around a central island.
Opposite the market, wellness is on celebrated display, in the new cardio and training studio, outfitted with new equipment, lockers, shower/restrooms, and an emphasis on integrated workday routine.
Throughout, bespoke custom signage and wayfinding peppers the user experience.
Next door, the meeting space wing offers three distinct meeting spaces hosting 6 - 60.
Equally integral to the success of this program and its daily use are the four companies who will occupy its spec suite program.
Before construction delivery, three companies pre-leased workspace with only one active spec suite remaining.
